Why it matters
Sellers decide on the number that’s left
It answers the real question

Guide
What goes into a seller net sheet
Start with the sale price
Net proceeds are the sale price minus everything that’s paid at closing: the mortgage payoff, any second loan or HELOC, commissions, and the seller’s closing costs.
Typical closing costs
Sellers usually pay escrow or settlement fees, the owner’s title insurance policy and a transfer tax that varies by state, county and city (in most California counties, for example, $1.10 per $1,000). Prorated property taxes, HOA transfer fees, repairs or buyer credits, and staging often round it out.
Why show a range
Showing net proceeds at a lower, list and higher price helps sellers see what a price change really means for them. It also sets expectations before offers arrive.
Worked example
At an $875,000 sale with a $412,000 payoff, 5% total commission and about $17,000 in closing costs, the estimated net is about $402,000. Confirm final figures with escrow.
